Probationary Lease Agreement

Historically, DCJ has offered 12-month leases for existing tenants who: Housing SA makes a new rental visit to a tenant`s house for 6 months in a trial lease or an extension of the trial lease. During the Housing SA visit: A client who meets the above criteria but does not meet the required deadlines and is not eligible for an extension of the period is offered an interim rent of three months. All new tenants eligible for a five- or ten-year lease must take out a 12-month fixed-term lease on trial. A one-year fixed-term tenancy agreement is offered to tenants, when they enter into the rental agreement below with essential questions: the criteria provided in section 144 for the residence permit in the category of social housing covered by this section are the criteria applicable when the tenancy agreement of 2 , 5 and 10 years (and in the current version) is defined in the DCJ policy document entitled “Type and duration of rent.” The duration of a fixed-term lease depends on your personal circumstances and how you have met the terms of your trial lease. Housing SA reviews leases to determine whether another lease should be offered to the tenant and the length of the lease. A tenant is entitled to an extension of his trial lease for the remaining amount (an additional four or nine years) if he has, at the time of the audit, fulfilled the terms of his lease throughout the trial period. If the tenant is considered eligible for a rent extension, the DCJ will propose another four- or nine-year lease. Tamar grants a trial rent to all new residents, unless they have moved from another social landlord. It usually takes a year. The purpose of a trial rent is to give a new occupant the opportunity to show that he is able to obtain a lease. If you have been evacuated for obstructive behaviour or if your lease has not been renewed, you cannot declare your interest in public housing and will not benefit from public housing for 12 months. If you cannot participate in a lease review, contact Housing SA as soon as possible: current leases do not have a deadline. These contracts are no longer issued and apply only to: During the audit, Housing SA verifies whether the tenant has fulfilled the terms of his tenancy agreement.

This also includes the tenant`s assessment: the existence of recognition as a temporary tenant does not consider the owner to be eligible for priority housing assistance. The client may still be in an emergency situation and an appropriate assessment is carried out to determine whether the client is able to meet these needs in the private rental market. For more information, see the social housing promotion policy. All new tenants will receive a trial lease for the first 12 months. The following criteria for the review of two-, five- and 10-year fixed-term leases are the eligibility criteria for social housing tenants approved by the Minister of Housing pursuant to Section 144 of the Residential Tenancies Act 2010.
